Quality evaluation of urban land, which is comprehensive analysis of various factors such as:the influence of Urban land quality on the economic, the social, the nature and so on. It also can reveal the regional differences of the land quality.Using the combination of quantitative and qualitative methods to sort the quality of urban land.And finally evaluate the urban land quality.And the essence of urban land quality lies in the sorting of urban land quality condition,emphasize the using value on the land.Quality evaluation of urban land’s main object are urban land and township land.All land within the scope of general land use planning and land outside the town can be classified. Due to the three area counties of TianJin (JiXian,JingHai,NingHe) is located in the remote areas.After compared with other areas in TianJin,we find that the economic conditions,traffic conditions,the government social investment and a series of conditions of these three area county are relatively low.And the study of quality evaluation of urban land has many deficiencies,it is difficult to optimize the development and utilization of urban land.In order to fully grasp three districts of TianJin outer suburbs quality and land use status;in order to scientific and reasonable and efficient utilization the urban land resources;in order to improve the efficiency of land use.In this paper, the basic theory of evaluation of urban land and the specific research methods of evaluation of urban land are used together,to research and analyzes the current situation of three area county land quality.Then carries on the comparison,and eventually come to the conclusion.In this paper, we study the center of the content is calculating the three area counties (JiXian,JingHai,NingHe) land’s quality level,and compared the measured results.We also predict the future development trend of the three counties’land quality,put forward the concrete countermeasures and suggestions on how to further enhance the quality of urban land.The full text is divided into eight parts.First through the contents of the first chapter to the fifth chapter, to analyze the theoretical part.In the first chapter-Isagoge, we first elaborated the selected topic background and the significance,then introduced the technical route of this paper.In the second chapter,we summarize and outline the research progress at home and abroad.We introduce the theories of the town land evaluation in the third chaptenlocation theoryjand supply and demand theory,spatial structure theory, land rent theory.In the fourth chapter,we introduce the factors affecting on the quality of urban land in detail,including:Location factor, natural factor, economic factor and policy factor.The fifth chapter shows us the urban land quality evaluation’s basic thinking.We make a systemic summary of these stepsrprinciple of urban land quality evaluation,factors of urban land factor determining weight/actors of urban land factor score calculation.And then in this paper, in the sixth chapter,we take the three area counties of TianJin(JiXian,JingHai,NingHe) as the research object.First of all,we summarize these three areas,and then selected and determined the urban land quality factor.Second,sorting out the urban land quality information.That is to say:sorting out the factors factor data which is selected.These include:urban location,urban agglomeration scale,urban infrastructure,urban land input and output level,regional level of economic development,regional comprehensive service ability.After that,we calculating urban land quality score of the three areas.Summarizing all the factors about the three areas’urban land quality.Finally we get the conclusion:the land quality score of JingHai is the highest,and the second is NingHe,JiXian get the lowest score.By the method of regression prediction,analyzing the future development trend of these three areas’urban land quality.And come to a conclusion:between the year 2015 and 2024,JiXian get the highest land quality score,JingHai is the second,NingHe is the third.Finally,we summarizing the potential of the three areas’urban land qualityrNingHe should improve all the factors,JingHai should speed up the development of social consumer goods retail,JiXain should vigorously develop its economy.Chapter seven shows that the countermeasure and the suggestion of how to improve the urban land quality.Mainly proposing several solutions on urban traffic,urban industrial structure,urban infrastructure,regional economic development level,urban land input and output level.Chapter 8 is for conclusion,including the achievements and deficiencies.
