This thesis aim at finding out the time-apace patterns of the price changing of apartments in Nanchong city, based on the investigation on the apartments in the city. In conclusion, the high priced apartments are concentrated in southwest Shunqing city area, north Shunqing city area, west Shunqing city area, central area of Jialing city area and central- north in area of Gaoping city area, where are the fast expanded areas over the past 10 years. And the results of spatial autocorrelation also indicates that there are distract regional differentiation in price, What’t more, the space gravity center of apartments, the gravity center of price, and the gravity center of floor space show there are no regularing in the space changing.The results shows that per capita consumption of urban residents is the key factors, and factors, including per capita housing construction area of urban residents, the average wage of workers in the real estate industry, the total profit of construction enterprise and the total taxes of construction enterprise, play active part either. Otherwise, investment in real estate, actual cost for work performed, area of building construction, completed building acreage has less role respectively. Of all the 9 factors above, only five including Per capita consumption of urban residents, per capita housing construction area of urban residents, area of building construction, the total profit of construction enterprise, completed building acreage have a positive effect on the rise of apartments price, and the other four plays negative effect.
