Since2009, the real estate industry has been rapid developed, has graduallybecome a pillar industry of national economy, has played a huge role on the stea-dy development of national economy. But along with the commodity house pricerise quickly with nationwide, the governmentdeveloped the macroeconomic regulat-ion and control policy to macro-control of real estate industry, the development ofthe real estate industry gradually tends to be scientific and standard.The real est-ate market has been developed from a seller’s market in the past, evolved into abuyer’s market.Now,the consumer purchase behavior have also been very rational. In this situation, only fundamentally attaches great importance to the project mark-eting planning, to formulate a reasonable marketing strategy, can ensure that the r-eal estate development enterprises in the increasingly fierce market competition inan impregnable position.This thesis uses the real estate marketing theory and methods, combiningwith the real estate market development present situation of Jinan, take the GoldLandscape County project as a typical case, discusses the marketing strategy of r-eal estate high-end projects. Firstly,this thesis analyze the internal and external en-vironment of the Gold Landscape County project,analyze the SWOT of its’ ownand competing products to determine Gold Landscape County project product po-sitioning.Secondly, this thesis uses the market marketing4p theory to design themarketing plan of the Gold Landscape County project, run through the whole cou-rse of project marketing. At the same time, this thesis put forward marketing saf-eguard measures to ensure the marketing work of the Gold Landscape County pr-oject to achieve ideal sales performance.This thesis aims to summarize some scientific and feasible real estate market-ing planning framework of highend projects,throughanalyse the marketing strategy of the Gold Landscape County project to provide some help for high-end projec-ts’ marketing planning, improve pertinence and effectiveness of the marketing stra-tegy, improve the competitive ability of the project.This research for high-end realestate project marketing planning provides more abundant decision-making basisand reference scheme, with widely application value.
