Since2010, the central government of china adopted all sorts of policy of macroscopical adjusting control in order to control the expansion of the real estate bubble. Then, the trend of the downward of the real estate prices is more and more obvious, the real estate credit risk of commercial banks also began to expose. At present, the micro-environment in our country is similar to the American micro-environment which is before the crisis. It makes many causes of the American subprime mortgage crisis exist in the current housing mortgage market of China. In this case, we need to analyze the present situation and the risk of the real estate credit between China and America to determine whether the crisis of American subprime mortgage will arise in the real estate credit market of commercial banks in China.This study introduced the theoretical basis of real estate credit risk, the concept, feature and classification of real estate credit firstly. Then, the relationship between real estate and bank credit is analyzed, and the conduction process of the real estate credit risk is investigated. On this basis, this study analyzed the present situation of the real estate credit between China and America by using comparative analysis approach, and used a large amount of data to show the similarities and differences of the characteristics of the real estate credit between China and America. Next, this study analyzed the risk of the real estate credit of commercial banks between China and America through the qualitative and quantitative analysis. Finally, the study came to the conclusion that the present stage of China does not have the key events to occur Sub-prime crisis, the risk of the real estate credit of commercial banks is still under control, but the risk is still relatively concentrated. At last, synthesize the previous summary and analysis, the counter measures were explored from three different perspectives of the commercial banks, government, real estate companies.
