Critical Success Factors For Design And Construction Organizations To Deliver Green Building In Thailand

The building industry consumes large number of the world resources, while also produce significant impact, such as greenhouse gas, on the society and the world environment. Therefore, sustainable building and construction, like green building, must involve in reducing the damage and environmental problems that the industry created. Due to green building is becoming popular in recently years, its market and demand will also grow rapidly in the future. It is the design and construction organizations to transform such a concept from client or developer into reality or real building, hence, successful of the green building project will somehow depend on design and construction organizations. However, currently, only minorities of organizations perceive how to design, construct, and applied these kinds of concept in Thai industry. Besides, it is significance to implement green concept during the design and construction and their interface stages. Therefore, to understand the factors that might impact delivery process of green building project in Thailand would be the significant benefit and awareness to design and construction organizations. The main goal of this research is to identify set of important factors and the framework of critical factors for design and construction organizations and project participants to be aware and guide them to facilitate deliver successful green building project in Thailand. The results reveal the importance of the identified factors. Consequently, critical success factors framework that contribute to successful green building project is established in this study. The framework assumes and suggests that success green building project is a function of project participants and management related factors together with green technical capability of project participants related factors, yet, the performance of project participants also depend on the project related and external factors. The results from this research positively will provide a guide for architect, engineer, consultant, and contractor to forecast, improve their performance, and effectively deliver a successful green building project.
