The Research On The Level Of Wuhan Housing Security

From macroscopic perspective, housing security level is reflected by the investment on housing security of a country or region during a given period and can reflect the characteristics and implement of the housing security system in the country or region. The study on the affecting factors of housing security level can provide further theoretical basis for establishing housing security policy and can also help analyze in depth the intrinsic relationship of those affecting factors, all of which contribute greatly to have a clearer vision on housing security work.This paper launches an analysis and discussion on the affecting factors of housing security level in Wuhan by integrating theory and practice with a macroscopic perspective. First of all, choosing study object, summarizing theories about housing security level and its affecting factors, specifically including social security theory, housing security theory, step consumption theory on housing, supply-demand theory and inverted U curve theory in real estate development. Second, indicating affecting factors of housing security level, making qualitative analysis on the affecting factors and classifying them into three categories:affecting factors of the national economy development level, affecting factors of residents’consumption and living level and affecting factors of housing market environment, doing principle component analysis based on the data by using software R. At last, initiating empirical research through taking Wuhan as the example and proposing policy and recommendation on the development of housing security level in Wuhan.The result shows that in a certain period in Wuhan, the housing security level index appears gradually rising trend with fluctuation, the national economy development level index is presenting a steady increasing trend, residents’consumption and living level index has been rising steadily except for a slight decline in2010. The housing environment index is more volatile as compared to other indexes and the housing environment is primarily influenced by three key factors:average selling price of commercial residential building, the total investment of real estate development and the annual supply of residential land use. Therefore, government needs to do the statistical analysis on the housing security affecting factors during the construction process of housing security system, so as to keep up to date with the latest development of housing security level and then make policy adjustments to promote the construction and development of housing security system in China.
