Since2002, the commercial real estate industry in China was booming, and roseof the climax of another round of development, especially developed more quickly inthe coastal areas, and then the local government saw the commercial real estatebusiness opportunities for the development, so all of them have invested heavily in thedevelopment of a large or very large commercial real estate buildings, the mosttypical of which were urban complex. Accompanied by the continuous improvementof the level of China’s economic and social development and accelerating the processof urbanization, intensive land use, function of complex and spatial diversity, whichthe urban complex has, we can say that it is in line with the trend of China’s urbandevelopment. And because the periodic adjustment of China’s real estate market isrelatively saturated, asset class, business class commercial real estate especially urbancomplexes will undoubtedly be engines which stimulate consumption and promoteeconomic development, inevitably become urbanization main engine and the image ofthe city and business cards.For the urban complexes, format portfolio is the focus of their planning, formatportfolio should be solved during the development phase of the complex, we mustfirstly determine the main store of urban complex, the main format, and then use invarious formats to establish mutual interdependent relationship to ultimately achievethe purpose of complementary advantages between various formats, enablingconsumers to enjoy high-quality service in the urban complexes at the same time meetthe consumer’s desire for consumption, and return to the developers, businesses andother stakeholders, this relates to the urban complexes how to make format portfolio.Therefore, In this paper, we research urban complex and its format portfolio from thepoint of view of the commercial real estate.Firstly, this thesis base on the data obtained by literature and books, base on theabove background, first launch a research complex on the basis of the nature of thecommercial real estate and city functions, research the development of foreigncommercial real estate and current situation of the domestic commercial real estate,sum up the basic position of commercial real estate in the city. Then explain thedefinition and characteristics of the urban complex, analyze of the city’scomprehensive functional categories, and explain the course of development of thedomestic urban complex and the development mode of modern and contemporaryurban complex. The core content of this article can be said that from the perspective of innovation as a theoretical support to the division of labor theory and scope ofeconomic theory, explain the development strategy of related diversification of urbancomplex formats and mutual coordination and cooperation relations in format fromthe model point of view, at the same time analyze the main formats’ economiccharacteristics, and use the urban complexes representatives Beijing Jinyuan MALLand some typical domestic urban complex format portfolio case for the instancecorrelation analysis, I finally sum up the conclusions and give future urban complexrational format portfolio some related advice on the basis of the preceding analysis.
