First of all, guided theory expounds research background of this text, Internal and overseas research actuality, the practical meaning of presenting housing reverse mortgage loan to public. the first chapter is on the connotation of reverse mortgages and theoretical foundation of China’s implementation. Then, take the Unite States as an example, introducing the situation of the American reverse mortgage for the consideration of adopting the reverse mortgage loan in our country.Second, through to the commercial bank games analysis. this paper not only analyses the necessity and the feasibility,but also points out its existing obstructions and problems in the process of presenting the reverse mortagage loan and brings forward the countermeasures. The article points out that there are still some problems like the deficiency of real demand and high costs and risks, etc. Then puts forward the countermeasures for commercial banks, to put forward suitable loan mode for China’s national conditions.Again, summarize the reverse mortgage loan products so far in our country, clear the position of housing reverse mortgage endowment means in the pension system supply. Analyze and discuss the organization mode and operational mechanism of development housing reverse mortgage. It will runs on the primary market in initial stage, then to solve the capital bottleneck in the process of loan operation, gradual implementates housing reverse mortgage loan securitization with the development of the second market. And the same time pointed out that in the process of operation to set up the corresponding insurance and credit mechanism to ensure successful operation of the reverse mortgage loan.Finally, this paper research on the product pricing. To counter foreclosuret, this paper establishes options pricing model and insurance actuarial model. Compare and analysis two kinds of pricing results to provide reference for different types of the old who combine with their own needs to choose the loan. In view of the risk that may encounter in the process of housing reverse mortgage loan operation, I has established the system of risk identification, analysed the main risks, put forward the corresponding measures and some suggestions for our country to carry out the housing reverse mortgage loan. Lastly, the author summarized the originality and deficiency of this work, and put forward some prospects and suggestions for future research.Unique and creative results of this article is to analyze whether or not open reverse mortgages from perspective of commercial bank itselves,I ncluding the necessity and the feasibility, obstructions and problems.To adopt options pricing model and insurance actuarial model respectively for two kinds of reverse mortgage loan. To conduct an empirical example to provide reference for different types of the old who combine with their own needs to choose the loan by comparing and analysising two kinds of pricing results.
