Corporate capital structure is one of the core modern financial managementtheory and it is the core of enterprise financing decision as well, which is related tothe survival and development of the enterprise. The real estate industry in our statewas a main economic pillar industry. With the rapid development of the real estateindustry, the bubble began to form. The growing bubble of the real estate not onlyendangers the long-term economic development, but also harms people’s livelihood,social harmony and stability. Based on this, the state slashed against the real estatemacroeconomic regulation and control. As capital-intensive industries characterizedby high asset-liability ratio and long-term since real estate enterprise, under thebackground of national macroeconomic environment changes, how to combine withthe enterprise’s own characteristics, the dynamic optimization of company capitalstructure, which is of great significance in keeping the sustainable development theenterprise in the macroeconomic in disadvantageBased on previous theoretical discussion on capital structure and the basis ofsystematic analysis of the real estate macroeconomic regulation and control of realestate industry of the state, with Sunshine real estate Corporation as the researchobject, the author analyzed the present situation of Sunshine Corporation’s capitalstructure, the impact and problems and optimization strategy. Firstly, the authoranalyzed the system of the real estate industry and shares of the capital structure ofthe internal and external economic environment, and the present situation of thecapital structure of real estate industry; Secondly, through the comparative analysiswith the same outstanding enterprises, the author found out the main problems of thecurrent economic environment of the sun share capital structure; on the analysis ofthe capital structure optimization goal optimization strategy, the static optimalcapital structure and the basis of comprehensive consideration of external economicenvironment and its own factors and the company’s financial flexibility requirements,the author pointed out that the range of the optimal capital structure of the SunshineCorporation is55%~65%; Finally, the author put forward strategies of capitalstructure for optimizing the Sunshine Corporation’s shares.The innovation of this paper lies in that the author systematicly analyzes theexternal economic environment on the impact of emerging market real estate enterprise capital structure and puts forward a dynamic optimal capital structureresearch idea and concrete operating methods on the basis of the existing theory.
