After a series of control measures were issued on real estate ma rket by Chinese mainland government, the private real estate developmen t enterprises were confronted with much difficulty in financing and thus s tart to turn their eyesight to outside. As a domestic private real estate dev elopment enterprise which is operating in good condition and developing rapidly, Tengda Company is in urgent need of a large amount of external f unding as a support for its development. Therefore, it also turns to overse as capital markets.Combining Tengda Company’s specific conditions with analysis of th e influence in different listed destination, it is decided to proceed with IP O in Hongkong after a discussion of optimal listed destination and metho d and further choose the important indicator for the listed timing by analy zing the influence of timing-chose theory. Then it is estimated, on the bas is of timing-chosen theory, that Tengda Company will gain higher market valuation due to its rapid development, more land reserves and clear busi ness model, etc. Finally, this paper will give a conclusion in the obstacles that must be improved and the key indicators, concluding a sales amount of more than10billion Yuan, net profit of more than1billion Yuan, annu al average growth rate of60%and a reasonable growth in land reserves, t hat must be realized after a comparative analysis among the sample comp anies within the industry and comparable companies.Research methods and conclusions of this paper can provide not only a guidance for Tengda Company to become listed, but also a reference fo r those private real estate development enterprises with the intentions of li sting and financing.
