| From the "eleventh five-year plan" start, along with the country the infrastructureinvestment continuously increased and housing system reform deepening and housingconstruction speed up efforts in the country, the rise of the wave of construction projectturns up. Noncommittally, real estate has become a very important pillar industry in Chinawhich plays a particularly important role in the process of development of the industry ofthe national economy, affecting all aspects from the national down to the ordinarypeople.Therefore, it is now very urgent and important task that how to promote ourcountry’s real estate industry rapidly in smooth at current and also can adapt with localhealthy development of the national economy better,doing good coordination interactionwith each other.Taking Ganzhou city as an example, this article focuses on the internal interactionmechanism between the real estate industry and the economic development from theactual development situation of real estate industry of Ganzhou city. The article is dividedinto seven chapters. Chapter1part for the introduction, this introduces background of theselection of subject, the study significance and the domestic and foreign literature reviewin relevant topics, expounding systematically real estate investment and economicdevelopment research from the present domestic and overseas scholars, which has donea very good basic preparation for the next research in this paper. The second chapter isto introduce basically the theory of real estate industry and its some of related features,which is the groundwork. The third chapter is about the mechanism relationship betweenreal estate investment and urban economic development with the real estate market fourquadrant to illustrate the model. With the related theory above and the real estate andeconomic development level of Ganzhou city combined,the fourth chapter establisheseconometrics mode to have empirical analysis.This chapter is the key of this article, itmainly uses econometrics theories to establish econometrics model, and then puts theexisting data into the model to calculate,test and diagnose as well as to analyse that therelevant conclusions in the final. According to the modeling analysis in the front article,the fifth chapter inspectes the inverted u-shaped position in the curve of real estateindustry development of Ganzhou. The sixth chapter puts forward some relevantsuggestions about the real estate industry and the coordinated development of theeconomy of Ganzhou. The seventh chapter summarizes the research achievements andgets conclusion, and points out the future direction need to continue to study.This paper finds that the investment of real estate industry of Ganzhou plays aprominent contribution in Ganzhou economic development, which reaches more than0.5%of contribution to the GDP. And there is a stable relationship between the realestate investment and economic development of ganzhou, the granger causality showsthat the real estate investment and GDP of Ganzhou are both of their causes. |
