With the rapid development of our economy, the real estate industry has gradually become an important industry in national economy, but also have great social impact of the industry. For developers, real estate project can achieve its economic and social value, which is determined by its comprehensive management ability. In the fierce competitive environment, a key capability of real estate project management must be improved, is the risk management and control ability.the real estate development projects, currently there is a one-sided pursuit of progress, quality, risk management ignored phenomenon in the process of development. One of the main reasons is the time of operation of the real estate market in China is not long, the real estate project risk management in the construction field of our country is a young, but also a relatively weak link. Some developers, contractors on the real estate project risk management consciousness, not risk management methods and means to meet the requirements of economic and social development.In view of this, based on the research methods, on the real estate risk management risk identification method, the basic risk response and many other advanced theories and methods, combined with China’s real estate industry characteristics, real estate development projects, risk classification, recognition method, involving the whole process of real estate development aspects of risk such as financial risk, market risk control were researched, and a real estate project case, the use of scientific methods, from the four main stages of investment projects, the main risk factors of the project are in various stages of the objective analysis, of a project in the main, secondary risk identification using expert scoring method, the main phase of the project, use the AHP analysis, break-even analysis and evaluation, and according to the project of the construction phase, including sales, property management has taken effe ctive measures to control risk.
