Customer relationship management is taking more and more important effect in theoperation and management of modern enterprises, and an effective customer relationshipmanagement is of vital importance to an enterprise’s survival and development, which hasmuch significance that cannot be ignored to guarantee the scientificity and execution inmaking operation and management decisions, and also has great importance in increasingcorporate business efficiency and enhancing enterprise competitiveness. To realizeeffective management on the customer relationship of modern enterprises, payingattention to and researching the current status of enterprise customer relationshipmanagement has important realistic significance.By studying the development and current situation of the domestic and foreigncustomer relationship management, we understand the core concept and connotation ofcustomer relationship management theory, introducing the concept of propertymanagement and the current status of domestic property management. At the same time,pointing out the existing problems of customer relationship management of Kun Tian MeiCompany, through the analysis of the status of customer relationship management ofK.T.M Company, combining theoretical analysis with practice, analyze the status, causesand its impact on individual employees and company of corporate customer relationshipmanagement issues, eventually, propose the specific measures and methods forimprovement. On the basis of studies, analysis and research:(1) Present effective practice way which suit for the nature of Kun Tian Mei Companyand can improve the effective practice of corporate customer relationship management,for the nature of the property management of K.T.M Company and customercharacteristics, take targeted customer management program;(2) Through program analysis and research, propose the objective of implementationprogram predictably, and plan the specific operation of implementation program;(3) In summary of all of above analysis, combined with the specific research ofK.T.M Company, analyze how to make customer relationship management be moreappropriate and effectively implemented in property management companies and play themajor role for the property management company doing business.Through the situation analysis of the K.T.M Company’s actual business customermanagement and the specific program of customer relationship management, the essay perfected the shortage of customer relationship treatment of K.T.M Company, enhancedthe core competitiveness of enterprise, and optimized customer relationship managementto serve for enterprise, played an important role in long-term development of enterprise.Meanwhile, through the study on customer relationship management of K.T.M Company,in the hope that strive for customers, retain customers, accounting for more market shareand more corporate profits, the implementation of customer relationship management hasa real, profound and long-term significant of property management enterprises.
