| City complex is a combination of functions with city living space, like commerce, office, living, hotel, exhibition, catering, conference, culture, entertainment, and communications. It constructs an interdependent and mutual helpful dynamic relationship between each function and thus forms a complicated and unified complex with muti-function, high efficiency. City complex develops so fast in China with the acceleration of the process of internationalization and the development of urbanization, and also for the reason that developers want to avoid housing policy risk and pursue for high profit, and local government would like to promote regional development, increase financial revenue and increase job opportunities via city complex construction. Regardless of the original intention, the blossoming of city complex means this type of real estate has broad market prospect, and also indicates that blind development in mature or even saturated market may bring more risk like capital risk or management risk etc. Meanwhile, there is little city complex siting theory fot the short development time and lack of development experience. Some developers just copy the idea of developed country and larger developers, and some even "get the land first and plan second". This is also one of the reasons that there are relatively less successful and influential Developers in China.This paper focus on the concept and feature of city complex, and review related siting theory and decision-making method internal and abroad for commercial real estate siting. Based on the city complex siting research by academic internal and abroad, it combines the general procedure and principle to analyze factors for city complex siting. According to city complex land characteristics and main factors determining prices, we systematically analyze the factors impacting on land use and establish a set of simple and suitable index system, which includes four first index systems (status of land, infrastructure, social factors, economic factors) and fifteen secondary index systems (hydrogeology condition etc.). Then through the questionnaire of professional we collect pairwise comparison scoring for each index and obtain each index weights via hierarchical analysis. We finally find six indexes that most impact on city complex siting and get ultimate assessment grade of the land. We verify the feasibility and effectiveness of this model by constructing a model for Nantong Harmony Plaza. |
