The current China’s real estate industry in the national economy of the performance of the pillar position is becoming more and more obvious. All parties have paid attention to the effect of the real estate appraisal, the real estate appraisal theory research is also more and more being paid within the industry experts, scholars’attention to. However, it is not long since our country real estate appraisal theory research, a few big commonly used appraisal method of the determination of relevant parameters was dependent on the appraiser’s subjective experience, leading to the valuation results with strong subjectivity. In view of the above questions, on the basis of previous studies, I introduce the corresponding model by market comparison method, cost method and income method in she selection of related parameters and cite the case verification.This paper first introduces the method of the real estate appraisal domestic and foreign research present situation, then the real estate appraisal theory to some of the basic concept of a simple overview of. In order to validate the model in the corresponding appraisal method of the application of the superiority, I have carried on the real diagnosis analysis according to our province’s largest appraisal institution "s some typical real case. I introduce a set of pair analysis model in the market comparison method and using real estate mortgage loans to determine the empirical analysis of the case. I introduce security interest rate plus risk adjustment value method to determine the capitalization rate in the income approach, and using units compensation certain case for empirical analysis and the fuzzy comprehensive evaluation method to determine the new rate of subjectivity, according to the current our country cost method and using the real estate market value to decide cases for empirical analysis. Through the corresponding case empirical analysis, based on the valuation method of traditional calculation process and results, I summed up the characteristics of each model application. Finally I put forward some real estate appraisal theory in our country some problems to be further studied.
