Food is the first need of people, but land is the most important of food. Now in China the biggest problem is the farmers, the farmers’basic problem is the land problem of farmland circulation, which is believed to be one of the most important ways to solve urban and rural social economic structure and the "three rural issues" in China. For a long time, our country rural land circulation market has been in spontaneous, invisible, scattered the state of Chinese characteristics, disorder of the market economy has been excluded from the rural land assets market resources pricing system. Besides, in the process of farmland changing exposed contradictions and conflicts also emerge in endlessly, the prominence of farmland changing for lack of scientific reasonable pricing mechanism. Therefore, realizing the farmland of scale operation, the modernization of agriculture, the key is to establish a set of suitable to China’s national conditions of farmland changing pricing mechanism and the primary premise is how to transfer pricing, and pricing mechanism is the realization of the interests of the conversion of farmland use mechanism. This is the starting point of farmland changing market and the key, which are also the main disadvantages of the existing research.This paper comprehensive use of farmland property right theory, Marx land rent and price theory, land supply and demand theory and bilateral market theory, using theoretical analysis and empirical analysis combined with qualitative analysis and quantitative analysis, the method of combining the characteristics of Chinese market economy for the transfer of farmland use how deeply analyzed the pricing. In the final, some constructive suggestions are put forward,which in accordance with the market mechanism to the determination in reasonable of farmland circulation price, hoping provide certain reference for government departments by dealing with the farmland use management in circulation market.The results show that:Land fragmentation, Geographic location, Local economic level, Price level have a significantly positive effects on the farmland use rights price to turn out; The age of household, Replant other crop, The opportunity cost of farming, Household farming will and Social security coverage have significantly negative effects on farmland use right price to turn out. Flow duration, Local economic level have significantly positive effects on farmland use right price to turn in; Age, Family farming income to total income, Land fragmentation, Replant other crop, The opportunity cost of farming have a significant negative effect on land use right price to turn in. The family farming labor, Householder culture degree, Land area, Infrastructure, Soil fertility, Future land policy changes on the farmland does not have significant effect on land use right circulation price. In addition, using the42township farming data actually surveyed weighted as the township data, by constructing the spatial econometric model to analyze different areas of farmland use of the conversion price of the spatial distribution, it concludes that farmland use conversion price has price conduction in different areas from the view of regional level.
