With real estate market developed and mature in China, more and more scholarsare paying attention to factors by which housing price is influenced. Housing price notonly affects the residents’ life, it but also impacts the economic development in thecity. Because of commodity heterogeneity, different characteristics of housing willexert different degrees of influences. Scholars at home and abroad have studiedfactors influenced housing price at the aspect of hedonic price. On the basis ofprevious research, the multi-storey houses at the center city district in Guangzhou areselected; moreover, the empirical analysis study on influencing factors of themulti-storey housing prices in Guangzhou City is carried out.According to hedonic price model, some main factors affecting multi-storeyhousing prices of Guangzhou City are analyzed in this paper, based on features of thehousing price in Guangzhou; therefore, influencing factors of multi-storey housing inGuangzhou city are calculated. What’s more, several categories of factors such as ownattribute, neighborhood, and location and so on are elaborated by quantitative research,to prove the rationality of hedonic price model in the application of Guangzhouresidential market. In addition, the spatial autoregressive (SAR) model are used asimproving hedonic price model, in order to be more accurate in research conclusionThe factors affected multi-storey housing prices by hedonic price model inGuangzhou are set forth in this paper. The conclusion could guide the property buyersin the selection of the different factors affected the housing price in a way, avoidingmaking an false decision; meanwhile, it would provide the certain reference for thedevelopers to make a reasonable price and help the government to establish aresidential guide price to some extent.
