The Research On Commercial Real Estate Enterprise Core Competence

With so many years of development, commercial real estate in china had achievedso much, and the construction scale has been catched many developed countries. Butwith the commercial real estate unoccupied area continued increase, the commercial realestate project constantly death, commercial real estate development exposed to manyproblems. Therefore, this paper integrate existing theory research in our country, andresearch the enterprise engaged in commercial real estate, set up enterprise corecompetitiveness evaluation index system and evaluation model. Then with the study ofWanda company analysis and evaluation, and get some enlightenment.This paper, based on commercial real estate enterprise features, expounds thecommercial real estate enterprise present situation and existing problems. Discussed thecore competitiveness of the related concepts and theories, Analysis and classified thecore competence of elements and rating system of detailed, laid a good basis for thecommercial real estate development enterprise core competitive ability of the selectionof evaluation factors.This paper do include:(I) According to the characteristics of the commercial realestate and relevant theory, established commercial real estate development enterprisecore competitiveness evaluation index system, including the enterprise culture ability,technical ability, management ability and the ability of sustainable development indexes;And thirteen level2evaluation indexes and forty one level3evaluation index (views);(II) With the each model through the comparative study, this paper selected AHP modelas the core competitiveness of the evaluation model.(III) Through the use of expertscoring, questionnaire method to determine the data collection of AHP model of theweight of each index;(IV) With basic study of wand company, verified this model isfeasibility and effectiveness.
