The Study On The Renovation Of Urban Old Residential Buildings

The seventies of last century to the nineties, our country had used a lot ofmanpower and materials in urban housing development in order to solving theproblem of shortage of unban housing. People’s living standards had been improvedand the basic need of living had been satisfied. But into the twenty-first century,because of China’s social progress, the rapid development of economic and thetechnology, and the enhancement of the living standards of urban residential andconstruction standards, those buildings which played a huge role in improving theresidents living conditions in the past, now have become obsolete, backward andbuilding energy consumption of the old housing buildings. They can not satisfy theneeds of increasing of modern material and spiritual life, cannot satisfy the demand ofresidents living pattern of behavior change and influence the urban residents’ livingstandards and quality, and influence the city’s appearance and characteristics.How do we treat these numerous old buildings which still in normal state?Taking them down and building new ones, or using appropriate technology to doreasonable transformation? This is a very important subject to us. In my opinion, theway to take them down and build new ones has already cannot meet the demand ofsocial development, and it’s very harmful to us. Especially it’s curbing the idea ofsustainable development. What we should do is taking appropriate technologycautious transformation in order to let these energetic old residential buildingscontinues to play their proper role.This paper chooses the representative of Beijing “Qiansanmen” old high-riseresidential complex areas as the research object, analyzes the characteristics ofresidential buildings in that period, combings with investigations, householdinterview in order to in-depth understanding of the transformation demands of theinhabitants, and puts forward a feasible scheme. Then I consult the existing literatureand various statistical data about the old housing renovation in domestic and overseas,and analysis and compare the theory and practice of the housing reform in domestic and overseas in order to summarize their regularity. This study is of great referencesignificance to my paper. At last, for this period of the old residential buildings，basedon meeting the living demand, improving the living environment quality, I putforward the corresponding strategies and methods of transforming housing design.This paper takes renovation design of old residential buildings as an example inorder to discuss the transformation methods and strategies of a large number of oldresidential buildings, building in the late seventies of last century to the early nineties.This can also help to transform the other dwelling buildings on the same period.
