The subway is one kind of important municipal transportation tool, and it gradually affects almost every family's life with the acceleration of new urbanization advancement as well as the sustained and rapid development of economy in our country.Not only the subway construction brings the revaluation for the peripheral real estate, the new real estate development pattern like"subway & real estate"is also introduced into the real estate market simultaneously. In the process of subway construction, the subway company is responsible for taking the land ownership, planning design, management and operation, but gives the construction links with high costs to the real estate developer. As the the domestic subway construction peak arriving, the development model like"subway & real estate"will produces huge business opportunities. Therefore, the investment research concernd"subway real estate"is becoming a foundational popular topic,which also attract a lot attention from the domestic and foreigngovernment andacademic circle.Under the background of new urbanization, this paper first introduces relevant researches, then analyzes the economical characteristics and investment property of subway real estate, classifies the related investment agents. After that, this article acarries on the contrast with the traditional research methods, drawing out the theory of option game, reciprocal fairness and risk aversion. Based on this, the author constructs the game equilibrium model of related investment agents to analyze the intrinsic mechanism of investment motivation for making the optimal decision of investment opportunity. Besides, by using the data contrastive analysis, this paper takes the price and sales volume changes of the real estate along the line of Changsha subway 2 before and after its development as a case to make the further confirmation for preamble fundamental research.Finally, this article has made exploratory development on the investment motivation mechanism and optimal decision of investment opportunity for subway real estate, which will certainly provide the investor with application introduction when they carry on project feasibility analysis, and expects to promote the new urbanized construction process.
