China's real estate industry has experienced a great leap forward since last 10 years. And with the gradual opening up of domestic investment market, real estate investment has been being more and more significant in our national economy. In the macro range, real estate has quickly become the basis, guiding and pillar industry for national economic development.However, because real estate has many characteristics, such as a long cycle, a large capital investment, the low investment liquidity, and the influence from government policies and real estate market conditions, there are higher degree of risks. Controlling the risks of real estate investment is the key to determine the success or failure of investment. How to reduce risks as much as possible and to achieve the investment objective by rigorous and scientifical risk assessment methods, has become an important part.The total text is divided into five parts. Preamble of the main topics of this article explained the background to study the significance and the technical line of this research. The second part outlines the risks of real estate content and features. And real estate project risk management process, analytical tools of basic principles and its steps has been described as well. The assessment methods——AHP and Fuzzy Intergrated Assessment are introduced, also.Chapter three to chapter four are the main part of the article. In the third part, based on the assessment methods, the project risks are identified for Qingdao international trade center in chapter four. After the identification, five major risks come out, including economic risk, market risk, management risk, technology risk and environment risk. Chapter four developed the risk response plans according to project risk identification and evaluation. Final part is the conclusions.This study applys the domestic and international risk management theory and risk analysis methods, especiallly the AHP and Fuzzy Intergrated Assessment methods to the Qingdao international trade center project, in order to explore a kind of applicable real estate investment risk evaluation method for real estate projects and their developers.
