The Demand Analysis And Strategic Positioning Of The G City's Logistics Park

Logistics Park is the new format of modern logistics industry, which develops very rapidly by integrating logistics functions to meet the logistics demands of the port, industrial parks and urban development, it may become one of the main forms of the integration of the logistics industry in future. However, with the great increase in the number of logistics parks into the process of planning and operation, issues in systematic planning has become more prominent, and the vacancy rate up to nearly 60% reflects the lack of rationality in the rush of logistics park planning. It's supposed to hamper logistics parks from improving operation efficiency and reducing logistics cost. the most important reason behind it is that the planning of regional logistics park deviates from the actual logistics demand, without effective demand forecast and system design, there is a lack of clear positioning in planning, and the kind of integrated park with full functions and great scale is usually preferred.The G City is located in the Yellow River Delta area, and the economy has been growing rapidly in recent years, it's been one of the national top 100 counties based on Competitiveness of Economies since 2006.it's one of the most important hubs of communications in the northern part of Shandong province and the Advantage of Position is obvious. It is a thriving manufacturing center with several competitive industries, such as the tire industry, electromechanical equipment industry, paper industry, chemical industry, textile industry, agricultrue sideline production processing industry and so on. However, the City's logistics industry is relatively poor, with logistics resources scattered here and there. there's a huge gap between the supply and demand of logistics service in this City. for the further implementation of the "Industrial County" development strategy, in the Eleventh Five-Year Plan for the modern logistics industry, the G City proposes to focus on the construction of logistics park,improve the level of socialization and specialization of the logistics industry and enlarge it by orienting on the demands of the three industries, which is agriculture, manufacturing and commerce to reduce the total cost of logistics and develop the modern logistics industry as one of the city's pillar industries gradually. that's almost the general background of this thesis. Based on detailed investigations of the status and problems of the development of the G City's manufacturing, commerce and logistics, the main indicators of regional economic development are predicted with the quantitative Forecast Model of tendency. combined with the analysis of statistical data of the volume of logistics and the level of economic development indicators over the past ten years, a multiple regression model is established to predict the G City's Logistics demand. Then according to the local level of socialization of logistics, the volume of demands of the logistics park under planning research is finally determined, and the same method is used to predict the transfer logistics demand within the 120 Kilometre circle around the park. since the total volume of logistics demands is already known, the scale of land for the logistics park is planned.Secondly, the strategic positioning of the park is determined to be focusing on the demands of industrial development, which is supported by the use of the SWOT model to analyse the logistics Park's internal strengths and weaknesses, external opportunities and threats and the analysis of the G City's logistics demand structure, industry structure and industrial development strategies, then based on the level of the City's actual and potential logistics needs, a three-phased development plan for the park is worked out.Finally, based on the initial strategic planning above, referring to the experience of logistics park domestic, I give some recommendations for the park to design it's investment and development model.The findings of this paper are expected to provide theoretical guidance for the investment decision-making and construction practices of the G City's logistics Park, while the overall idea and methods applied may also provide an example for the planning of some similar logistics park domestic.
