Housing problem is important problem of people's life.Affordable Housing Policies is one of the basic policies to solve the housing difficulties of low-income groups. In early July 1998,An landmark document which is named "the notice on further deepening housing system reform and accelerate housing construction circular.This document clearly put that we should establish and improve the multi-level housing supply system of which main component are affordable houses, The government or unit should adopt different housing policy for the different income families.we should provide low-rent housing to the lowest income family.The government should let low-income famlies buy affordable houses and let the high income households buy market housings. According to this policy spirit, in order to solve the difficulties in low-income and family housing difficulties, the government has issued a series of important policy.The government use the policy of land, price, credit, interest rates, tax and other financial tools to strengthened the macro-control of the real estate industry. However, due to the awareness deviation of the nature of housing and the housing reform direction, during the the applicable housing policy implementation process, Some governments and units have not put enough attention to the economy applicable room.Some goverments and units have not give Strict supervision and powerful support to the construction of the economy applicable room. So the effect of economy applicable housing policy is not good.Problems such as Urban soaring property prices, purchase expensive,and the difficulty of buying housing has become government and national people's concern. Especially low-income families still have difficulties to buy housing, these families have became "sandwich layer".The governmen of Hefei has always attached importance to the work of solveing the housing difficulties of the residents, and has taken the work as benevolent projects. In recent years, Hefei municipal government has been actively exploring, implementing and improving the affordable housing policies, and has achieved great results. In the "Planning of City Housing Construction (2008-2012)",Hefei Government presented in this plan that the city of Hefei will complete the construction of 55,360 affordable housing units, it's area will be 3.18 million square meters. Which will play a significant role in solving the housing difficulties of low-income families. But there are some prolems such.supply and demand which is disjointed,high price, the satisfaction of the resident which is not high.This article aims to acquire the relevant information about the development of affordable housing in Hefei throgh methods such as literature review, questionnaire survey and in-depth interviews.I want to assess the affordable housing policies in Hefei and analysis the problems of affordable housing policies in Hefei. And then I want to explore measures to improve the affordable housing policy in Hefei.I hope my points can has played a certain reference for the development of affordable housing policy of Anhui Province and our country.
