Discussion Of The Securitization Of Housing Mortgage Loans Of Commercial Banks In China

As one of the most important financial innovation, assets securitization originated in America in 1970s .With the unique functions ,it has great advantages in financial market ,such as making the assets and liabilities of financial institutions more fluid , the bank low risk and estate market more active ,then the assets securitization spread to all over the world.The purposes of developing the assets securitization of nations differ, but the processes are the same. Because of its easy operation and low risk, MBS (mortgaged-backed securitization) is used as the beginning of the development of assets securitization of almost all nations, including China.Sound legal environment and healthy financial mechanism are the bases of MBS. But in our country, there are not yet those bases. Therefore, our country must find the way to develop MBS which suits our country'situation. The MBS operated by China Construction Bank, which is the first MBS of our country, is meaningful try.Based on the MBS operated by China Construction Bank, this article further discusses how to develop the MBS which is appropriate for our country's economic and financial situation.This article is divided into five parts and besides the foreword the text includes four chapters.The first chapter, which is the supporting point of this article. In this level, we clearly define assets securitization, analyze the structure of assets securitization and discuss the operation process of assets securitization.The second chapter introduces MBS in developed nations such as the United States and Europe, analyzes the reasons of their success and finds some points which can help the development of our nation's MBS.
