I. Research Purpose This research studies how to consolidate internal structure and functional departments in a company by taking the costumer's thinking as the management direction. It also explains the practical value of Sales and Marketing (S&M) consolidation for the real estate companies'management and operation. S&M consolidation plays a very important part for a company to gain competitive advantage in the market competition. This research provides relevant theory and practical experience to help enriching the sales and marketing management theory for all types of enterprises, especially for real estate enterprises. II Significance of the Thesis 1 It shows the theoretical value of S&M practice by the thorough application of S&M consolidation management knowledge. 2 It shows the practical value of S&M consolidation management knowledge by case-studying my own company. 3 It confirms the profound value which the modern S&M strategy and the innovation of the management knowledge bring to the real estate development. III. Structure of the Thesis From studying the application of taking the customer's thinking as the management direction in my company, the thesis describes an usable method for S&M consolidation, tells its characteristic while applied into a real estate company, promises the practical value of this thesis.
