To make a comprehensive survey to the line of real estate, it is found that a tendency of the competition today is showing: The dominant positions are no longer the location, capital, information technology, new building materials. Besides, the other dominant positions, such as price, environment, sale channels are becoming of short duration. The competition among the enterprises has moved to the new stage that to satisfy the mental need of clients.In such background, based on the study of the changing idea of consumption and developing tendency of real estate, as well as the western country's experiences, the essay put forward an argument that the development of China's real estate will step into the new period of "experience and sale". It means what is sold not only the buildings, but also a kind of life style along together.From the aspect of the running model, firstly, enterprises has to create unique point of sale on the basis of promoting the products' quality; Secondly, synthetic community has replaced residential quarters.From the aspect of sale strategy, it's becoming more and more important that sale products with cultural characteristics. Specific speaking, the trend is synthetic developing model featuring with tourism, culture, education, sport and ecological residential community. It becomes a new trend of real estate nowadays in China.
