With twenty-year's development, property management industry has made a great progress. A group of property management companies served as an important participant for property management have approved a lot, also did the property-owner and the govemment. At the beginning of this century, along with the advancement of reform, how to build new property ,management system that suits the socialism market economy and fits the international practice, and the development direction of property management industry has became worth deeply studying. These also are the main contents of the subject of this thesis. The research is limited in Shanghai property management industry.This paper consists of five chapters:In the first chapter, it introduced the basic conception of property management, the definitions of property management, property management company and property-owner. Also it reviewed the development history of property management.In the second chapter, it analyzed the status and function of all the property management participants.China has entered WTO, Shanghai property management enterprises are faced with the competition challenge ofinternationalization. Shanghai property management industry will change greatly. So in the third chapter, this paper made a forecast on the development trend of property management participants in the future, which is the emphasis of this paper.In the fourth chapter, the international advanced experience is introduced, such as the United State, Japan and so on. It provides a good example for the three kinds of property management participants in our country.In the last chapter, objecting to building property management participants that suits the socialism market economy and fits the international practice, this paper presented some new ideas, namely inviting public bidding on choosing the property management company, pushing on property management enterprises socialization.In similar papers, this paper studied on the subject of the development trend of Shanghai property management business after entering WTO much earlier. This paper also provided some valuable practical suggestions, which included developing specialize, intensive property management model, pushing on the marketization and socialization property management, pushing on building "invitation for bid" system and regulating market order. |
