Shanghai's property market has stepped in a high-developing stage. Being confident of the prospect of Shanghai and China's economy, more and more investments are rushing into Shanghai's property market. The scarcity of land resources has been appearing. Developers are focusing the question that how to get the highest and best use of a land they obtained.The article analyzed the position and best use of a development project, which locates in Shanghai's suburb.The part 1 introduced the project, and analyzed its location, access and environment. A simple SWOT analysis was given to evaluate the project site.The part 2 studied the residential use of the site, analyzed Shanghai's property market and local property market, including historical market supply, property distribution as well as the vacancy rate, and forecasted the market demand based on the master planning of downtown area of the district and local demography. According to the analysis, the article confirmed the residential use of the project.The part 3 analyzed the feasibility of other use of this project. With the comparison of supply and occupancy of Shanghai's hotel and analysis of exiting local resort hotel, the development use of resort hotel is thought not proper to this project. With the analysis of conventional hotel in or nearing other similar industry park, the use of conventional hotel is not proper to the project, either. Through the analysis of retail projects in Shanghai suburb and local demography, the feasibility of developing the retail use is disagreed.The part 4 identified profiles of each market segment and selected the target segments of this project. According to the target segments, market positioning was determined. Based on the target segments' affordability status, and a survey of Shanghainese's house buying, house price of this project should be controlled in a range of low-middle.Integrating factors have effects on this project and analysis of various land uses, the article suggested residential use of this project with low and middle price positioning to control the amount sales price of the house.Xi Xiaolu (MBA) Directed by Ms. Zhuang Jiafang...
