As a basic system of the property right law,the registration system of the real estate right is the public and specific expression of the alternation of the property right in the property right law, and is the essential legal method to ensure the development of market economy and the safety of transaction. The system includes the registration procedure in the procedural law and the effect of the property right alternating registration in practical laws.Based on the theory of the property right law,the paper historically, socially and comparatively discusses the issues concerning the registration system of the real estate right and particularly discusses the theoretical base of the registration system of the real estate and the effect of the real estate regitstation. At the end, it provides some legislation suggestions in order to perfect the system.The paper falls four parts.The first part is about the general survey of the registration system of the real estate. It reveals the three aspects in detail and discovers some existing problems in our country's legal practice,therefore it provides some useful legislation suggestions.The fourth part is about the perfection of the registration system of the real estate in our country. According to the problems existing in the system in our country, it provides the value intention, the legislation mode and the selection in our country's registration system,and at last,gives out the writer's constructive viewpoints in perfecting the system in our country.
