Real Estate Investment trusts (pence is Trust, hereinafter referred to as the "REITs), essentially is a kind of Real Estate professional management experts financial Investment plan. It is a real estate securitisation typical form, is the development of real estate industry and financial markets mature stage of financial innovation, and the products to global financial development plays a very important role. As a kind of development of real estate finance innovation is mature, the product in many countries and regions for investment and development have made great achievements, it has also attracted the attention of domestic all stakeholders. Especially in the past two years, however, real estate investment trust funds in the economy is developing to a certain stage, the real estate market, the financial system is more mature condition of a financial product innovation, is the government by law means to promote the financial product innovation. Therefore, China should be in reference to foreign real estate investment trust fund development experience and lessons, on the basis of the actual situation in China, the design has the Chinese characteristic of real estate investment trust fund system regulation, the real estate investment trusts to promote the healthy and steady development.This paper discusses on the real estate investment trusts financial theory and practice, on the basis of the development of real estate investment trust funds to clarify the concept, characteristics, classification and development, in order to make theoretical issues such as real estate investment trust concept of a distinctly.At present, and then analyse the situation under our country's financial market environment and the real estate investment trusts, and discusses the feasibility of the development in our country, the problems on the basis of analysis, this paper put forward later in China real estate investment trust fund development model selection and design of the mechanism are analyzed, and finally to China's development of real estate investment trust funds problem risk management.
