Based on this background, if the real estate enterprises especially middle-small-sized (MSS) real estate enterprises want to be survived in the market competition, the proper marketing management is crucial. In contrast with big-sized ones, the MSS real estate enterprises' sell is restricted and they are compelled to the unfavorable place, because of lack of their capital amount, developing experience, market influence and brand recognition. Marketing management is so vital. Thus, it become the inevitable demand of deciding life or death of the MSS real estate enterprises by means of the overall analysis to the MSS real estate projects and outcome of the rational marketing tactics and marketing innovation.Utilizing the relevant theories of marketing, management and operational research, the characteristics and common marketing methods are analyzed in this paper. Around two cores of lower market risk and higher time value of capital, the viewpoint of consistence between optimal selling speeds with project constructing speed is provided. On the basis of market survey, detailed analyses of its environment, properties, competitors and custom demands of a typical project, the rational tactics of product and price are formulated, and the the tactics of overall quality marketing are carried out. The marketing is run through the whole process from market survey, product researching and developing to product producing. And thus, the product not only could meet the various grade customers' demands, but also could raise their satisfication successively. The practice process of the every link of the real estate project is guided by the theory of whole-course marketing. As result, an outstanding achievement is obtained in a short time. The fastest and maximal profit is attained. So, the analysis and research on the marketing of the project in this paper could be provided as certain reference for the similar enterprises.
