Shanghai "dachang Old Town" Redevelopment And The Impetus Of Design Management

Dachang old town is one of the four important towns of northern Shanghai suburbs in history, which belongs to Shanghai Baoshan District. In order to transform this old town, Baoshan District government set up a command for 18.3 hectares town's transformation, and designate Dahua group Co., Ltd. in charge of its development and design.From the management and design aspect of a real estate company, through the design and implement process of reformation, this article describes how the government and enterprises together to excavate the field of historical and cultural elements, find a way to effectively promote the urban renewal. All done can achieve the goals of developing the history and culture of old town, improving the quality of local residents'life and resuming the historical status of Dachang town. The content is mainly divided into 4 sections:The first chapter, introduction, explains the background of this subject, gives an integrative description of the relevant researches from home and aboard and analyzes some successful cases of old town redevelopment with the enterprise capital.The second chapter depicts Special survey Dahua Group Co., Ltd. Design Management Department organized during the incipient research process of Shanghai Dachang Old Town redevelopment, which made a solid foundation for historical culture elements research and import of design concept.The third chapter describes the process of Dachang's reformation plan design, which led by the government, operated by the enterprise and participated by the public. Also, this chapter expresses lots of contradiction about inheriting historical culture, project investment and operation and reconstruction development which solved at all stages of design.The fourth chapter describes how to operate both the phased implementation and demolition and settlement by the government, how to divide the site reasonable scientifically for the purpose of reducing pressure about enterprises finance, settlement work and resident demolition.
