Town land classification and land price evaluation, as one important land management work, gradually develop along with the development of the city economy. The work of Town land classification and land price evaluation has characteristic such as large information, time limited efficacy, high quantity, applied extensive etc. These bring up the higher request to practicability and good quality of Model of land classification and land price evaluation that the core of the work. Computer science and geographic information science that develop rapidly nowadays also provide the technique support for model of some fixed amounts.In my paper, the core of LEIS is the model of town land classification and land price evaluation. I do the research, verification and analysis. Primarily there are two aspects:1)The calculation model of the value of land classifying units--Model of timedistance attenuation.In the calculation model of the value of land classifying units, author brings forward the model of time distance attenuation .In this model adopting the network analysis, and by establishing the road network, and proceeding path analysis, computing the time distance, then proceed the exponential attenuation or straight line attenuation on time distance, get the value of influence factor of the land classification unit. And do the program design for this model, actual work inside verification, and proceed to compare to other method model and to analyze.2) Model of ascertaining the land marked price systemIn the system of the land marked price, author brings up the model of gradually diverse return to return to analyze, and make use of the current data of the land price, and the factor value of unit samples located in, and proceed to analyze gradually diverse return to return, ascertain variable factors influence of land price and the influence strength of the factor. And to do program design and to validate, proceed tocontrast with other method and to analyze.The models of town land classification and land price evaluation, bring the work of town land classification and land price evaluation from the work of determining the nature to quantitative work, and make the fixed amount model more accurate reasonable, avoided the excessive and artificial and subjective factor to influence quote result with the interference. Make land classification the direction to systematize, automation, science, efficiently high accuracy development.
