Abstract/Summary:
Urban land supply mechanism is about relationship of the elements in the land supply under the particular economic system. It includes land supply plan, land supply channels and methods of land supply and land supply means. Urban land supply is used by government to regulate land supply and demand. Urban land supply mechanism is an important management mean of land market, having significant impact on the prices of land and housing. Chinese lands are owned by public, so land using should be consistent with the interests of the masses. Therefore, allocation of land resources should not only be pursued to maximize the effectiveness, but also guarantee fairness in land distribution to maintain sustainable development of social and economics.This study tries to sum up the problems of our urban land supply mechanism, especially the supply planning and supply method. Because of these problems, the system may fail to achieve optimum distribution of resources, equity of social and stability of economic. This study wants to give some recommendations and measures to improve the policy basis for land markets, thereby establishing a system including both macroeconomic management and market regulation in real estate market. We aim to promote the development of land markets, the establishment of an orderly, efficient land use and management system, so as to promote the stability of real estate market and economics.The framework of this study is:The first chapter includes the background, purpose and meaning, summary of the academic research on land supply mechanism, content, framework, the innovation and lack of this article.The second chapter introduces theoretical systems of urban land supply mechanismThe third chapter separately analyzes land supply plan and method. First, sum up the problems of these two, then focuses on the impact of real estate market.The forth chapter is about the land supply management experience in Hong Kong and other countries.The fifth chapter gives some suggestions and measures to improve the urban land supply mechanism.
