Property management is the development of productive forces and social progress and to reach a certain level rise after a sunrise industry. Property management in the modem sense originated in the 19th century, the British 60's era of great development of industrialization, development today, the foreign property management has become a mature industry and has tremendous potential. China's property management real estate originated in old China, the initial development period. In recent years, as China's rapid economic development, property management as a new form of urban management, fit the needs of the market economy, a new service industry. China's property management industry from scratch, from small to large, from chaos to standardize the development process. As the coverage of property management throughout the country continue to expand, the industry taking shape, the property management among urban residents to strengthen their competition gradually established, the industry has shown a positive trend in favor.Despite the rapid development of property management, but many of the problems from exposure to the objectives of sustainable development are still far away. These problems are mainly reflected in:the legal system lags behind, the legal status of the property management unit can not be effectively protected; property management services to a limited range, poor transparency, professionalism is not strong, low economic efficiency; owners and property management of the quality of consumer attitudes to be enhancement; property management market competition mechanism has not yet established; lack of awareness of corporate integrity, and many random charges still exist; property management firm size is generally small, management methods and business philosophy behind it is difficult to meet the diverse needs of residents; the ability to obtain more profits weak, self-development and growth, higher bound. Our Property Management Development to now seems to be into a dilemma, on the one hand the market is maturing, but the other direction of property management is very confused. Face of changing market conditions, increased competition structure, the extensive application of high technology, consumer ideas more updates, require property management company must be a sense of service to management, from market positioning to the business philosophy, we must make corresponding change, to adapt to the needs of development.This article will focus on status of property management, property management, and the advanced development of the industry problems in such areas as study. Countries in the world of property management with the current trends, in-depth analysis of the external market environment, management of enterprise itself, and its administrative departments, owners, and social impact of industry-related links between body the future development of the short board and shortcomings. Trying to find the troubled property management in China the root causes of the constraints, the property management industry to provide effective rationalization proposals to promote further the rule of law within its industry, standardization, marketization and socialization, to further enhance the core business of property management competitiveness and brand appeal. To establish conditions consistent with the primary stage of socialism in China, and to scientific and quality service as the goal, into professional and social characteristics of a sound financial system, organizational structure, legal system for the protection of property management for sustainable development.
