Land Intensive Use Analysis And Appraisal Of Xi'an Lianhu District

Based on the survey and analysis, the article reveals the current land use of Lianhu District exists a series of questions: Land is insufficient in the area ; Land-use structure is irrational; The public service facilities are not sound; The land spatial arrangement is not reasonable;Land-use intensity waits for further promotes; Collective land quantity is numerous; As the urban center city still has much unused land and so on.The current land use situation of Lianhu District has certain negative influence to regional economies development, this mainly displays in the following several aspects: The current land use situation has reduced the average output benefit of region land directly, limited the increase of region industry dilatancy, affected the region real estate price and the cluster economy effect, thus has affected the regional economies total quantity; The current land use situation causes the regional economies existence constitutive contradictory, causing the regional economies structure also to have certain distance from the modern urbanization model; The current land use situation causes the way of regional economies growth to be relatively extensive; The current land use situation does not favor the the development of region ecology economy.The article has analyzed the deficiency of existing land intensive use evaluating system , attempting to introduct the space disposition condition of land resource to land intensive use evaluating system. The article selects 16 evaluation indexes from land-use structure, land-use intensity, land input strength , space disposition condition of land resource, and constructs brand-new land intensive use evaluating system. At the same time, the article proposes concepts of green land uniformity index, administrative land fragmentation index and so on. Determining each evaluating indicator's weight by the AHP law, based on this, the article detemines the index of land intensive use of Lianhu District by the method of Intensity model. The result shows that as one of the three major central citys of Xi'an, Lianhu District's current level of land intensive use is relatively low, and the land-use intensity was only 0.495. Its land-use is at a relatively non-intensive state. Regional land-use structure, land-use intensity, land input strength and space disposition condition of land resource are all irrational, only achieving their reasonable value's 42.6%, 53.8%, 60.1%, 53.5% distinctively, and there is some potential to be tapped.Lianhu District should adopt the following measures to promote regional Land intensive use: (1) drawing up scientific planning (2) adjusting land-use structure (3)improving regional land-use intensity moderately (4) increasing land investment furtherly (5) Nurturing characteristic industrial clusters (6) promoting the construction of characteristic neighborhoods Vigorously .
