| With the progressive development of real estate market in our country,the industry that appraises real estate also gets growing. But in the process more and more questions are exposed,and should be pondered over. As a result of these defects exist, not only the appraisal agencies,appraisers take on more and more risks,but also threaten the development of the whole industry. As the main business types of real estate appraisal,mortgage appraisal of real estate,the proportion is increasing,and has impact on the entire macro-economic more and more deeply. Normative assessment of the real estate mortgage operations has not only set up a bridge connection for real estate and financial services industry,and become an important aspect effectively guard against financial risks,to play an active role on maintaining the real estate market and financial order. How to solve these problems,reduce,to avoid,to digest the risk,become imperative task of the industry.This paper researches from the industry of real estate appraisal,excavates the subsistent problems in the mortgage appraisal of real estate,reveals the risk of evaluation,and gives the approaches of resolving problems and eluding risk.
