Real estate appraisal is define as the estimate, extrapolation or judgment of the objective and reasonable price of real estate. In China, it has been undergoing gradual development with the reform of land-use system, the implementation of the residence commercialization policy and the restructuring of state-owned corporations, and played an important role in the development of the socialist market economy.Real estate appraisal is a complex subject, involving many professional knowledge, have a strong theoretical basis. According to different ideas and theories will be developed different method of valuation, the current domestic three basic common method of valuation: market comparison, income and cost of law, but also the practice of real estate valuation of the three most widely used method. In addition from the three valuation theory and assumptions derived from the development of the road price, long-term trends in law, and so on, but each has its own method of valuation and the lack of restrictions, coupled with the object itself estimates that the particularity market conditions, the purpose of the evaluation of different factors such as a simple method of valuation applied to ensure that it is difficult to assess an objective, reasonable and fair assessment results. In order to solve this problem, this paper introduced simply the real estate appraisal related concept and studied the real estate appraisal method theory to rest on, the sequence of operation, the applicable scope theoretically and so on, then proposed must accept the angle separately in the practical application from the market and carry on the appraisal from the cost constitution angle choice different appraisal method the appraisal mentality, like this might embark from the different appraisal theory, the display many kinds of suitable method's characteristics, have dodged the utilization sole method risk, caused its appraisal result even more tends to be reasonable.
