The financial problem of the seniors looms up in China, since the seniors have substantially increased nowadays, the traditional family Endowment function is weakening and the social security of our country is still underdeveloped. All these lead to a serious shortage of resources endowment, the urgent need to open up new sources of pensions. This paper has introduced a foreign successful home equity conversion (HEC) tool--housing reverse mortgages, and discussed its future application in China. The realization of house-for-pension idea, so as a useful supplement for traditional family and social old-age pension. This thesis is divided into five parts:The first part includes the background, significance, related studies summary of housing reverse mortgage, the main research methods and innovation, and so on.The second part, First of all expounded the reverse mortgages connotations, including related elements; Then introduce several major theoretical foundation on the reverse mortgage housing loans; Finally, introduce the present situation of the housing reverse mortgage application abroad.The third part, First of all Analyze the necessity of housing reverse mortgage implementation in China, then explain the feasibility from several aspects: China's reform of the housing system,our capital adequacy of financial institutions,flexible transactions in the real estate market and the elderly living arrangements, reveals the significance of development housing reverse mortgage. Finally, introduce the initial attempts of the housing reverse mortgage in china.The Forth part is also the focus of this paper. First clear the position of housing reverse mortgage endowment means in the pension system supply. Analyze the housing reverse mortgage loan application objects, and the choice; Then with the reality in China, analyze and discuss the specific operations of development housing reverse mortgage in china, including operational mechanism, lending institutions of the participants; Analysis of the product pricing factors,the facing risks and prevention measures facilities; Finally, explain that the housing reverse mortgages face special obstacles in our country.Finally, the thesis points out the main conclusion and some shortages of the research.
