| There are many risks in real estate projects because of their characteristics of a large investment, long cycle, the distinctness of regional feature and a lot of uncertainties. Therefore, the management of real estate projects is a management activity that is complex and full of risks. At present, China has not yet formed a set of relatively comprehensive and systematic theories and methods in the risk management of real estate projects, and the consciousness of the government and the business circles is still relatively weak. Therefore, in the framework of total risk management, thinking of and scanning the real estate projects, attaching importance to and studying the risky factors during the process of the real estate development are the important subjects that theoretical circles and industrial circles are facing. The aim of this thesis is to make a risk identification, a risk analysis and a risk response for the risks of the entire process of the real estate projects in order to achieve a low-risk, high-yield target.This thesis uses the basic theories of project risk management, combines with the characteristics of the real estate industry, selects a project named"Tianfang Fudi"as a case. On the basis of the research of the projects, according to the internal and external environment and its own characteristics of"Tianfang Fudi"project, with the methods of risk identification and risk evaluation, it analyzes the risks and the source of the risks during the process of the development of"TianFang Fudi"from several phases of investment decision-making, preparation, project construction, tenancy, sale and management, estimates and evaluates the important risks. Meantime, the more detailed measures of risk management are put forward in this thesis. |
