| Since the Housing Reform in 1998, the real estate market develops rapidly in China, and the standard of living of urban residents gets great improvement. At the same time, the spatial variation of housing price is more and more obviously under the market forces. Shanghai is the most developed market economy city in China, its Housing Reform is earlier than other cities and has a well developed real estate market, and the residential space structure is changing rapidly now. In this context, the paper studies the spatial variation of Shanghai housing price in 1999 and 2006 with GIS method. Base on the comparative analysis, the paper analyses the evolution feature of residential space structure.The paper is composed of six chapters. Chapter One and Chapter Two start with an introduction of background, purpose of the study and correlated theories. Chapter Three recalls the history of housing construction in Shanghai, and analyses the historic evolution feature of residential space structure. Chapter Four draws contour graphics of housing price of Shanghai in 1999 and 2006, analyses the spatial variation of housing price, then make a comparative analysis between 1999 and 2006. Chapter Five analyses the evolution feature of residential space structure, and discusses the dynamic mechanism of the evolution.The paper concludes that the spatial variation between south and north in Shanghai still exist. But as the Pudong district arising, the spatial variation between east and west in Shanghai has been disappeared. With the urban renewal, the residential space structure has a trend of center polarization and external proliferation. General speaking, along with the system reform, the government macro-policy and market forces, the residential space structure of Shanghai is changing rapidly and under the process of space reorganization. |
