The Project Of Youshangmeidi In Chengdou Huayang Investment Analysis And Evaluation

At present, the real estate is at the high speed growing moment in China, and it will still be the support industry of our national economy in a long time of the future. Because the opening up of the real estate has its own character, process, period and the finance system, the ordinary investment are not completely suitable for the real estate project. This is also the reason that real estate project feasibility analyse hasn' t developed very well. Then, how to conduct the real estate industry developing well and to reduce the risks in the opening up process of the real estate becomes the pop question in theory and in practice.Real estate is one of the mainstays of urban economic decelopment in Chengdou .With the continuingdeveopment of the estate market and shouthward movement of the city zone, Zhonghe District ,Xinxin District,Gongxin District, and Wanan District is becoming the real estate tirde in the market. As the real estate market takes upward mobility,it is the right time to start theYoushanmeidi project now.By analyzing the project in practice, the author tries to discuss how to use the feasibility analyse which is a systemic compositive management, what the content the project wants to finish, what the way and the procedure, and what the goal it wants to achieve. In the second part of this dissertation, I will use the Youshanmeidi project as a case study to demonstract the application. I will start with the statistic analyse to estimate the macroscopical environment of the project, regional market environment, Chengdu real estate market environment, and Huayang real estate market environment, and doing the research in the feasibility of this project's market; with an introduction of the project, and market survey, and then proceed to calculate all kinds of economical metrics for this project in orde to evaluate its risk. Finally, I will conclude with the feasibility of this project.
