A Study On The Influence Of Land Banking System On Real Estate Development Enterprise

Land banking is a great innovation of system on land-using and land-management in our country. It abolishes the improper land element distribution system, which roots from the planned economy, establishes efficient land element distribution by marketing mechanism, makes the government monopoly the first-grade land market, remodels the real estate rule. According to the classical economical viewpoint, enterprises are the carriers of productive elements. To enterprises,"survival of the fittest, washing out of coarseness'is the inevasible fate. So to envisage the reform, study the rule and form the proper strategy becomes unavoided choice for real estate enterprises.This thesis applies the fixed-nature and fixed-quantity, static state and dynamic research approaches, regards the land banking's influence on real estate enterprise as the research object. First, it sums up the land banking's content, and abstracts its two basic characters: monopoly on supplying land and the competition on getting land. Second, it deduces the great change on real estate enterprise circumstance: the price of land element climbs up and land element is distributed by marketing mechanism. Then it sets forth the influence on real estate enterprise's development mode, investment performance and ingoing rampart .At last this thesis proposes the competitive strategy for real estate enterprises.
