Rural real estate development is directly related to the interests of hundreds of millions of peasants. It has positive significance for the promotion of construction of new socialist countryside, for the improvement of rural production and living conditions, for the solution of the "countryside, agriculture and peasants" problems and for the building a socialist harmonious society. It is well known that the real estate industry plays an important role in national economy, as a basic and leading industry of the national economy development. However, presently, in China, the real estate development mainly concentrates in large cities and small cities, which restricts real estate development in small towns and countries. Rural estate development will be promoted, with the rapid development of rural economy, the futher improvement of people's living standards, and the promotion of rural urbanization and the construction of new socialist countrysides.Possessing the economic, locational, industrial, resources and policy advantages, the countrysides in developed coastal regions could transfer and explore the real estate market from cities to countrysides, by making use of the above advantages. Under the background of the "11th Five-Year Plan" and the construction of economic zone along westbank of the channels in China, this paper takes Zhangzhou as a research object to study the development mechanism of rural real estate. By using statistical information, survey data and other relevant information, this paper does the research with system analysis method, qualitative method, quantitative analysis method, and with the method of a combination of theoretical and empirical study.On the basis of the investigation on current situation of real estate market in Zhangzhou's countryside in detail, a research on how to develop and activate the real estate industry is made in this paper. In this study, this paper first introduces the general situation of real estate in domestic and international market, as well as the background, significance, bases and technical methods of rural real estate development. Then it introduces the properties and main factors affecting rural real estate development, and the definition of rural real estate and its market. Next, on the background of typical times characteristics of real estate in Zhangzhou, with the combined quantitative and qualitative analysis methods ,this paper analyses economic advantages, locational advantages, industrial advantages and policy advantages of rural real estate development in Zhangzhou, and concludes that the above advantages could provide essential development foundation for the rural real estate market, if the rural real estate potential is fully tapped by capitalizing those advantages. In the last part, through empirical research, this paper first analyzes the general situation and existing problems of rural real estate development in Zhangzhou, then analyses the main obstacles to the rural real estate development, and finally discusses the rural activation mechanism. The main conclusions are as follows:Under the guidance of the scientific development view, the countryside in the developed coastal areas may make use of the advantage by economy, area, industry and resource to exploit the countryside real estate market and strengthen impetus by it. The result is that it can improve life of the inferior community and achieve the harmonious socialism society. So in the 11th years and in the period of construction economic zone in the westbank of the channel, Zhangzhou is taken as the research object to study on the rural real estate, using statistical, inquisitional and other correlative data, and utilizing methods of system analysis, qualitative and quantitative analysis, theory and practice research etc.On the basis of the investigation current situation of real estate market in Zhangzhou's countryside in detail, a research on how to develop and activate the rule real estate industry is made in this paper. The following contents are the main work of this paper. An overall discussion on real estate is carried out. The research background and significance of real estate development in the countryside are introduced, the domestic and foreign research on real estate is summarized. Next section introduces some knowledge about real estate, such as its characteristics, effects, and rule real estate's implication. On the background of typical characteristic in the times, an analysis on the advantages of economy, area, industry and policy to develop real estate in Zhangzhou's countryside can provide the essential development base for real estate market in the countryside. The central conclusion as follows:(1) With the rapid urbanization, the rural real estate development, which mutually reinforces with urban real estate and development, should be included in the overall real estate development. In this study, the rural real estate development in Zhangzhou is included in the overall real estate development in Zhangzhou.(2) Rural real estate development in coastal developed regions takes on necessity .For example, in Zhangzhou, theoretically, farmers have practical needs, land needs intensive use, new socialism-countryside needs construction. While in reality, the gap between cities and villages of developed coastal areas is gradually narrowed, farmers per capita net income increase every year, and people's values are gradually upgrading, etc.(3) A series of problems in the process of Zhangzhou's rural construction are also common problems occurring in the process of rural construction in Chinese coastal developed regions, which dues to the partial development of rural real estate and the existence of institutional barriers, regulatory barriers, Legal obstacles, ideological and traditional obstacles. The breakthrough of all kinds of barriers of rural real estate is the change of relevant systems and mechanisms.(4) With the progress of the 21st century, urban and rural development has been gradually realizing the urban-rural integration in the developed coastal areas. In those areas, rural real estate development has many basic advantages, namely economic, geographical location, industrial and policies (in particular, the construction of a new socialist countryside), and other advantages, which provide the necessary basic conditions for rural real estate development.(5) The fundamental way for activation of rural real estate development is the establishment of rural real estate mechanisms. By this way, it finally promotes the formation of rural real estate development pattern of the point-to-line and line-to-area ,from the developed coastal regions—central-developed areas—developing regions, and from the county(town) - Town-Village.(6) At present, the rural real estate development in the developed coastal areas occurs not by chance, which exists in coastal cities particularly in Shanghai, Zhejiang, Jiangsu, Guangdong and Fujian. The paper, mainly aiming at the rural real estate in Zhangzhou, has definite guidance and reference significances to other developed coastal areas.
