Research On Financing Ability Of Listed Companies In Real Estate Industry

Real estate industry has become an important industry in the national economy. It is the mainstay of the national economy both production and service functions of the two independent industrial sector. The real estate industry is a typical capital-intensive industries, real estate listed companies' financing ability becomes the focus of attention for majority investors, institutional investors and relevant government departments, the real estate company listing the ability to become self-financing, investors, institutional investors and the focus of attention of the relevant government departments. Research on financing ability of listed companies has important practical significance.Firstly, Research give a definition on enterprise' financing ability. Secondly, paper review MM theory, portfolio theory ,CAPM theory and so on. Thirdly, paper build index system of listed company financing ability. This system combined by 12 indexes and 6 abilities. Finally , this paper use PCA researching 38 listed companies' financing ability , give the weight for 6 abilities and put arrange in financing ability order.The paper combine interrelated theories and methods on Finance, Accounting , Multivariant Statistics , Business Management. The concrete methods include Qualitative Analysis , Comparative Analysis , and Principal Components Analysis (PCA). Research results provide decision basis for enterprises , investors, related administrative department of government, also provide evaluation method for other industries' financing ability.
