House as a special commodity, fixed space is an important characteristicdifference between other commodities. China is a developing country, the overalllevel of urbanization is not high, and has a serious shortage of land resources. How toplan city and use the rare land in compliance with residents' needs and preferencesand maintain a harmonious life for the residents to urban development is a major issuewhich can not be avoided.Based on reviewing of the latest residential location theories' achievements, andfollowing China's domestic market of present realities this study building a residentiallocation choice model includes household characteristics, housing characteristics,location features and psychological factors. This study uses the data of HangZhouresidents'. The empirical results show that a majority of household characteristics,housing characteristics, location features and psychological factors have significantinfluence on residential location choice decision-making. But residential locationchoice decision is not significantly affected by family income, the age of the head ofhousehold. In addition, the study compared the differences of residential locationdecision-making between rental and purchasing family. The results show thatpurchasing families' residential location choice is significantly affected by the age ofchild and the degree of consideration of school district, but rental families' residential location choice is not significantly affected by these two factors. This study'sconcludes can provide advices for the government, enterprises, as well as residents'making decisions.
