In recent years, the real estate industry of our country entered the rapid developing period.Inspide, the real estate industry's development has brought more opportunities to the urban-landmarket. The government must face the problem: How to keep the land the use intensively andeconomically. How to guarantee the state-owned land property and solve the city land supply anddemand contradictory problem become one of the hottest land utilization topics. Although thehigh buildings provide the key to solve the land use problem, massive multi-power and multi-usereal estate cases bring many troubles to the land-valuation process, floor price arose under suchbackdrop. Because the floor price has close correlation with the floor space (Plot Ratio) of thereal estate and the land property value, the government and the investigators will pay moreattention to the floor price.Therefore, establishes a set of mature methods on floor-price appraisement and revisionsystem is quite necessary, It can not only solve the problem of prizing multi-use and multi-powerland-price, but also can instruct the government to apprise the land property value sciencefullyand make reasonable land-utilization direction.For the floor price appraisement has just started in our country, there is no mature theoriesand methods on the work of floor-price appraise and revision system establishment. This articlestudied on floor-price appraisement and revision system establishment thoroughly, proposed thementality and the method of floor-price appraisement and revision system establishment.This article divides into seven parts:The first part is an introduction, the backdrop, study actuality are introduced, and then thesignificances of the work are opened out.The second part outlined the relational theories and the real estate estimate methods, whichwould be used in this research.The mentality and the methods of standard floor-price appraisement and revision systemestablishment are characterized in the third part. Appraisal and revision of floor-price are the twomain questions that need to be solved through this work, which have been deeply studied in thearticle. Through to the real estate price constitution analysis, the computational methods of the real estate are established; several revisions to the floor value then be discussed according to therequest of the meaning of standard price of floor., the floor-price distribution ratio-numbers ofbuilding layer and Plot Ratio-floor value relational model are further analyzed in the floor pricerevisions.In the fourth part, the three-dimensional position character of floor-price is proposed, basedon the character, the influence factors of the floor value are ascertained, and finally, draws up thementality and methods of revision system construction of standard floor price are.The fifth part is the core of the whole article. Taking the Huicheng district as an example,applicated the proposed methods above to appraise the standard floor-value and establish thecorresponding revision system.The paper take the trade-land as the instance, estimate the floor price by using the methodswhich proposed in the third part of the paper and utilizes the SPSS software to establish thefloor-value distribution ratio-numbers of building layer and Plot Ratio-floor value relationalmodels in the massive statistical analysis foundation, which could accurate compute and thefloor-value ratio and plot ration revision coefficients. The floor-value ratio and plot ratio revisioncoefficients would assist the floor -value revision process.Make the relevant analysis of land grade scores and revised floor price, obtains the standardfloor price model of the trade-land: y=151.460×(1+0.0374)~xThe grade prices of all grades are determined by putting the grade index into above model.For land gradation is the foundation of standard floor-price appraisement, according to thischaracteristic, it is possible to determined the revision system, which is formed by the regionfactors and the individual factors. At last, the revision system of standard floor-price is examinedby 3 traded cases, and gains such conclusion: The system is quite practical and fit with theactuality of Huicheng district.The sixth part summarized the characteristics of the progenies in standard floor-price andrevision system, also analysis the level of floor-price and the spatial distribution characteristic ofHuicheng district. The applications of these achievements in land-value management and in theland appraisal are discussed at last.At the end of the paper, main achievements of this article were summarized, and proposedthe pending perfect work and the suggestion.
