In recent years, along with the development of real estate industry, the attribute of appreciation of property, as investment goods, emerges individually. The proportion of house which is bought for investment is more and more high. Under this situation, the same as securities market, real estate market become the selective investment tool. Compared with various investment tools, property product has the characteristics of low risk, steady reward. So, it is urgent to research on speculation attribute and wealth character of real estate.The dissertation is based on market speculation theory, real estate economics and theory of securities investment, regards speculation as initial concept, price as investigation objective, and adopts qualitative analysis, quantitative analysis, theoretic research and demonstration research. First of all, this paper points out the new attribute of real estate—virtual combines this attribute with the development of global virtual economy, and expatiate on the characteristics of virtual of the real estate. Secondly, this paper analyzes the psychology character and behavior model of speculator, and then makes this as basis; discuss the reason of fluctuation of property price. Thirdly, this paper makes the psychology anticipation as main thread, adopts qualitative analysis and quantitative analysis to broaden the market analysis method of real estate, i.e. demonstrates the validity of technical analysis tool in the sphere of forecast of real estate price by quantitative analysis and demonstration research; and investigates the foundational character of real estate market through market reflection theory. |
