Market comparison approach is a means of evaluating the price of real estate with reference to the real cost price of current real estate with similar qualifications. At present, the approach is most widely used and can be accepted most in the appraisal system. China Real Estate Regulation stipulates that if conditions permitted, market comparison approach must be employed in evaluating both land and real estate. Our country is yet at the stage of exploring to the research of the market comparison approach, so it is now a trend to use market comparison approach to evaluate real estate, and how to use it scientifically is a problem to be solved urgently in real estate circle of our country.At first, this thesis has summarized the major problems and difficulties arising in the usage of market comparison approach, one is revising the characteristic factors of the real estate subjectively, the other is choosing comparative cases at random.In order to solve the drawback the subjectivity brings to us, and also offer a essential reference for the real estate appraisal in reality, in chapter three, this thesis sets up the characteristic factors index system of real estate, which contains defining the characteristic factors depends on different sorts of real estate through the expert system, studying in the quantization of the characteristic factors, distributing the weight of the characteristic factors by use of cluster analysis.For solving the problem that choosing comparative cases at random, in chapter four, on basis of the research results of preceding paragraphs, this thesis introduces Euclidean Distance with weight, sets up two market comparative comparison approach models which are Simple and convenient based on cluster analysis.At last, combined with real example analysis, the thesis takes advantage of the characteristic factors index system of real estate and the models set up before, offers the appraisal process in detail, illustrates that the models can... |
