City office is necessary for urban economic activity in the basic material conditions, and it is an important part of the city's business office. City office have a significant impact on the city's economic development, the city's spatial development, urban environment and urban landscape.Guangzhou is not only a large city in China, and it is one of five national central cities, its level of development in the country has a representative, which laid the foundation on Guangzhou City office market. In recent years, rapid economic development in Guangzhou, real estate-related activities have become more frequently, the demand for office space is increasing. Characteristics of the Guangzhou office rent, rent variation, development and management of office, and headquarters in Guangzhou economic development of tertiary industry plays an important role.This article has used the apply theory to reality method, unifies the method with the quantitative analysis and the qualitative analysis. Besides, it selects the office of Tiyuzhongxin Tianhe District, Guangzhou City, for the study, and the use of estimates of the regional office HEDONIC model the characteristics of rental, to analyse the regional office rentals affect the variables and level. This article argues that the research background and significance of the study were reviewed at home and abroad, and established the thesis research ideas, contents and methods firstly. Second, it analyses the characteristics of the office, the relationship between the office and urban economic development, the Guangzhou office Market conditions. Third, the model described HEDONIC theoretical basis, assumptions, variable selection to determine the form of basis functions. And factors for office rentals, from the architectural features, neighborhood environment, and transport these three pronged approach to select the building age, office floors, office building area, parking spaces, the relative number of elevators, property management, hotel facilities, financial facilities, subway station, bus stops and other, a total of eleven variables, to evaluate a suitable rental for office space. Finally, Guangzhou, Tianhe District, Hebei office for the study were collected to a valid sample of 153, after the reunification of treatment, the use of SPSS software, using stepwise regression method for the empirical analysis of the data obtained from Tianhe District, Guangzhou office feature rental model. And draw parking spaces, office building area, property management fees, building age, bus station, office floors and the relative number of these seven variables determine the lift, Tianhe District, Guangzhou, office rent this result.
